TENANT SCREENING

It is always a good idea to review screening ideas every so

often – Suggest reading Megan’s law information following this

report.

GUIDELINES FOR TENANT SCREENING

1. All questions on application must be answered

2. Verify emergency person. You may save a life. An emergency

person may know of special medication required, special

contacts, etc. Someone to check with if person has disappeared.

3. Absolutely do not do immediate move-ins (lack of planning on

their part does not create an emergency on your part

4. You are allowed to ask for more information of a

non-citizen. It is OK to profile foreigners

5. Credit score under 500 probably sleeping in a car. Should be

600 or more for a rental. Should be 700 or more to qualify for a

mortgage.

6. Check available credit for emergencies. Car break down,

hospital, etc. If no emergency funds – will have to finance by

withholding rent payments.

9. Check Courtregistry.com for felonies

10. Verify everything you can on the application

11. All the information you are given May not b e true

12. The nicer the rental the more a person dealing drugs will

be likely to afford it.

RED FLAGS

1. Prospects now living with friends or relative

2. Prospects are very concerned wit your level of screening

3. Prospects give evasive reply to harmless questions

5. Prospects are satisfied with everything

6. Prospects tells story about previous criminal charges

7. Prospects offer all cash for immediate move-in

8. Be cautious of prospects obtained from Craigslist postings.

Especially if ad is by owner. Owner’s will receive more inquires

than property managers. The reason is they feel they can

convince an owner. An owner is highly motivated to rent their

property and is more suitable to hearing what they want to hear.

9. Tries to impress with money or dress

10. ID is at home or not on them

11. Visa/Passport or other ID does not look real

12. Initiates conversation about your personal life

13. Should have two forms of ID

15. If they give you a phone number for employment, do not use

it ….look it up.

16. If they are living with family or a friend ask for a

utility bill with that address

17. Always check visas to see if they are expired

18. Verify school enrollment if they are here on an educational

www.searchsystem.net Has several state web sites for

nationwide searches

www.legaldockets.com - Lists legal documents filed with some

states nationwide

www.crimetime.com – Is a useful tool for many searches nationwide

OTHER TIPS

Instruct cleaning people to check toilet tanks for jars contain

COKE – This usually where it is hidden

Also have them check for baggies of marijuana usually hidden on

top of kitchen cabinets.
